The Work We Take On
Most of the doors we get called out to sit on houses built between 1954 and 2005, with the bulk of that stock going up in the 1960s and '70s. That matters because a door installed on a house from that era isn't running the same hardware as something built last year. We see a lot of original torsion springs that have outlived their wind cycles, extension springs on older two-car setups, and openers that were swapped once in the '90s and never touched again.
We work on broken springs, cables that have frayed through, rollers that have worn out of their tracks, and panels that have taken a hit from a car bumper or a basketball. We also handle opener repair and replacement - chain drive, belt drive, whatever's already mounted. If a door is beyond a sensible repair, we'll say so and talk through replacement instead of patching something that's going to fail again in six months.
We're based right in Midlothian and we work the close-in areas first: Charter Colony a mile northwest, Brandermill a few miles out, Woodlake, Bon Air. We also take calls further out toward Manchester, Bensley, Dumbarton, and Innsbrook. If you're not sure whether you're in range, call and ask - it's a quicker answer than guessing from a map.
What Comes Next
When you call, we ask what the door is doing - or not doing - and whether it's safe to leave closed in the meantime. A door stuck open is a different priority than a door that won't close at all. We'll give you a sense of what the job likely involves before anyone drives out, based on the age of the house and what's common for that vintage of door and opener.
Once we're on site, we diagnose first and quote before we start cutting a spring or pulling a panel. Some jobs are straightforward - a snapped torsion spring is a snapped torsion spring. Others take longer, especially on older openers where a replacement part isn't something we can pull off a shelf; a few older opener models need a part ordered in, and we'll tell you that up front rather than let you wait and wonder.
We don't push a full door replacement on a repair call just because the door is old. If the drum, track, and panels are sound and it's a spring or cable issue, we fix what's broken. Replacement comes up when the door itself is failing - rusted-through panels, warped tracks, or an opener system that's been limping for years and costs more to keep patching than to swap out.
Who Does the Work
The people who show up at your house are the ones doing the diagnosis and the repair
Nobody hands the job off partway through. We work directly out of the service area, which means less time spent driving across town and more time actually working on the door.
We're not going to tell you we've been doing this since some specific year or that we've handled some specific number of jobs
Because padding a page with numbers we can't back up isn't how we'd want a company talking to us either. What we can tell you is what we work on and where: springs, cables, rollers, tracks, panels, openers, across Midlothian and the surrounding named areas, on housing stock that mostly dates from the 1960s and '70s with some newer builds mixed in through 2005.
If a job calls for something outside what we do
Structural framing work on a garage, for instance - we'll tell you that too, rather than take it on and figure it out as we go.
Getting Hold Of Us
Call (804) 535-5543. That's the fastest way to get a straight answer about whether we can get to your door today or need to schedule it out. We're located at 13356 Midlothian Tpke, Midlothian, VA 23113, which puts us close to Charter Colony, Brandermill, and Woodlake, and within a reasonable drive of Bon Air, Manchester.
Winters here bring enough cold that a garage door opener's gears and a spring's steel both feel it - cold makes metal stiffer and lubricant thicker, which is part of why winter is when we see more spring failures than any other season. If your door's been sluggish or noisy the last few cold mornings, that's worth a call before it fails outright on you.
We don't do emergency glass or window repair, and we don't handle gate systems - just garage doors and openers. If that's what you need, we're the right call. If it's something else, we'll tell you that straight instead of taking the job anyway.
